How Your Rent is Calculated
Towards a fairer rent system
In 2007 Tenants First Housing Co-operative embarked on a programme to establish a new Rent Policy.
It was clear that a fairer system was needed. As things stood, members staying in identical properties in the same location might well be paying different amounts of rent.
A fairer system would have to take into account the property type, its features and the benefits of the location. An important consideration was that the new policy had to be simple and easy to understand.
It is also important that the rent you pay is fair as well as affordable and that the money is used to provide an excellent housing service.
A points system was considered best. Each property would be allocated a points total based on its attributes. These points would then be used to set the rent.

We produced a leaflet in 2008 explaining the process to our members, which you can download below. This leaflet explains how the rent policy is being applied. It also includes some of the results from the consultation and a comparison of rent increases with other registered social landlords.
